Roof tile Coating – What price should I pay?
If you live in the UK and especially in the last few weeks with all the bad weather, have you ever thought what impact this has on your roof tiles?
You have seen what the snow and ice does to our roads, it actually has the same effect on your roof tiles however you cannot actually see the havoc it is causing, the moss that is laden with moisture and in the pores of your roof tiles expands as the water freezes, this in turn breaks, chips or in some cases cracks your roof tiles and thus allows water into your roof space.
You may well have seen a number of houses in your area having their roof tiles power washed and coated, this is the latest in home improvement, does it actually make a difference? Well the simple answer to that is of course, it makes a huge difference in not only the look of the roof but it also stops moss and algae from re-growing on the roof.
The way the roof Coating works is very simple, initially the moss, algae and lichens are ousted from the roof using a high pressure water system, this is done using an industrial pressure washer which makes sure that all algae etc is completely removed, this is why your everyday pressure washer that can be obtained from your local gardening store for a couple of hundred pounds will not do.
Once the moss has been removed any broken or chipped tiles are replaced, re-pointing to the hip and valley is then carried out.
Once this has been completed there is an anti-fungal wash that is applied to the roof tiles, this basically settles in to the pores of the tiles and eradicates any remaining fungal spores.
The last part is to apply two coats of an acrylic roof coating, this basically seals the pores of the tiles which in turn stops water from sitting in the tiles, no water equals no damp equals no lichens.
How much will this type of work cost me??
Quite simply you do not need to be paying any more than ?30.00 per square metre, anybody that tells you more is ripping you off, you will find many companies that will start at around ?60.00 per square metre, then after some clever selling techniques bring it down to ?45.00 per sq metre or maybe slightly less.
DONT pay any more than ?20.00 per sq metre, DONT be fooled, these type of companies have sales directors, sales managers, offices, salesmen and canvassers that all need to be paid before you actually get your roof cleaned, this is why they charge such alot, everyone wants a piece of the pie.
