Home Maintenance In India While You Are Away
There are some people who have issues with home maintenance in India, most especially if they are now living in a different country. There are some things that you need to keep in mind to make sure that all your assets are well taken care of.
We have here some tips that you may consider for everything to be smooth sailing.

Documents
It is very important that you have all your legal documents under your name. The reason for this is there are times that some properties are under the name of some cooperative society. The in the future this may cause problems.
You should keep legal documents of your property; there are some banks that offer bank safe deposits. Aside from keeping the original copies, you should also have a photocopy of these documents, if you are either residing outside India.

Bills
You should make an arrangement in regards to paying your bills while you are away. This includes your utility bills such as water, electricity, telephone services, safety deposit box rentals and alike. These bills should be settled every month. One the other hand the Municipal tax bills are settled once a year.
In fact, there are utility agencies that offer advance payments; all you need to do is pay them in a lump sum amount. While the Municipal Corporation does offer 5% discount if you will be paying the taxes in couple of years advance.

Time Frame
Be sure that before you leave the country you should inform the utility agencies about the length of you absence.

Storage
You should stop your utility gas temporarily, and make sure that you have a proper storage for this, most especially if you will be away for more than 6 months. This is a precautionary measure for any fire due to leakage of LPG.
Your telephone connections should also be kept safe and by doing so there will be a minimum charge of Rs. 100 a month.

Not for Rent
Do not leave your property for rent while you are away. The reason for this is there is a law in India that favors the tenants. Now, if you are still decided to have it for rent, be sure that there will be a deed that is based on live and license for the period of eleven months. The deed should be executed on the non judicial stamp paper for a rate of Rs. 100 between two parties. The good thing about this deed is the tenant will vacate the place once the agreed term is completed. Now, if both parties have agreed with the renewal, then the deed should be done again.
In the agreement, it should state the monthly rent and it should be deposited in your bank account.

Authorized Person
Be sure that you have an authorized person to take care of your house while you are away. You should also inform the police about your absence and regarding your authorized person.
